1. About Solkysten

These Terms and Conditions govern your use of the websites and digital services operated by:

These terms apply to solkysten.no, solkusten.se, solkysten.es and other Solkysten digital services that link to them.

By using the services, you agree to these terms. Separate terms may apply to a property purchase, rental booking, property-management service or another service. If separate terms conflict with these website terms, the terms for the specific service take priority.

2. Our services and role

Solkysten provides property search, property marketing, information about resale properties and new developments, buyer guidance, rental intermediation, property-management services, editorial content, saved searches, favourites and related services.

Properties for sale

Solkysten is not the seller or developer of properties displayed on the website unless this is expressly stated. A purchase contract is entered into directly between the buyer and the relevant seller or developer.

Our role may include presenting property information, arranging contact and viewings, assisting with comparisons and supporting communication between the parties. Use of the website does not itself create a brokerage, purchase or advisory agreement.

Rental accommodation

Rental inventory and booking functionality are provided through Rental Ninja. The booking terms and cancellation rules presented during the booking process form part of the rental agreement.

The accommodation agreement is entered into with the landlord or accommodation provider identified in the booking. Solkysten may act on behalf of the landlord in administering the booking and collecting rental deposits or reservation payments.

Card payments are processed through Stripe within the Rental Ninja booking flow. Funds may be received into Solkysten's Revolut account on behalf of the landlord. Where a refund is due under the applicable booking and cancellation terms, Solkysten carries out the refund through the relevant payment process.

Accommodation booked for a specific date or period may be exempt from the general statutory right of withdrawal. The cancellation conditions shown before booking therefore apply, subject to mandatory consumer law.

3. Property information

Property information may originate from sellers, developers, landlords, estate agents, Resales Online, REDSP, Rental Ninja and other third-party sources.

We take reasonable steps to present information accurately, but prices, availability, dimensions, descriptions, photographs, completion dates, locations, features and other details may change or contain errors. Approximate map positions must not be treated as exact property addresses.

Before making a legal or financial commitment, you should confirm all material information with Solkysten and the seller, developer or landlord. You should also obtain independent legal, technical, tax and financial advice where appropriate.

Some property descriptions, translations and editorial content may be prepared or quality-checked with automated tools. Structured provider information, signed agreements and verified documentation take priority over descriptive website content.

4. Accounts, favourites and saved searches

You may be able to create an account using email or supported identity services such as Google or Apple. You must provide accurate information and keep access to your account secure.

Favourites, saved searches, alerts and similar functions are convenience tools. We do not guarantee that a saved property will remain available, that every matching property will be included in an alert, or that notifications will be delivered without interruption.

You are responsible for activity carried out through your account unless you have notified us of suspected unauthorised access.

5. Acceptable use

You must not:

  • use the services unlawfully or fraudulently;
  • interfere with the security or operation of the website;
  • access accounts or data without authorisation;
  • scrape, copy or systematically extract property data except where permitted in writing;
  • upload malicious code or misleading information;
  • infringe intellectual-property, privacy or other rights; or
  • use website content to create or maintain a competing property database without permission.

We may suspend access where reasonably necessary to protect users, providers, the platform or third parties.

6. Intellectual property

The website, brand, design, software, editorial content and original photographs are owned by or licensed to Solkysten. Third-party property photographs, descriptions, maps, trademarks and data remain subject to the rights of their respective owners.

You may use the website for personal property-search and booking purposes. No other licence is granted unless expressly stated.

7. Third-party services and links

The services may include or link to third-party platforms, maps, identity providers, payment services, property providers and external websites. Their own terms and privacy policies may apply. Solkysten is not responsible for an external service outside its reasonable control, but this does not affect rights that cannot legally be limited.

8. Availability and changes

We may update, suspend or change parts of the website to improve security, accuracy or functionality. We do not guarantee uninterrupted availability. We will take reasonable steps to avoid unnecessary disruption to active bookings and services.

9. Liability

To the extent permitted by law, Solkysten is not liable for decisions based solely on unverified listing information, third-party data, approximate map positions or external services.

Nothing in these terms excludes or limits liability for fraud, wilful misconduct, death or personal injury caused by negligence, or any other liability or consumer right that cannot legally be excluded or limited.

10. Complaints and customer service

Questions or complaints can be sent to post@solkysten.no or to the registered address above. For rental matters, please include the booking reference and the email address used for the booking.

11. Privacy and cookies

Our processing of personal data is described in the Privacy Policy. Our use of cookies and similar technology is described in the Cookie Policy. Both documents form part of these terms.

12. Governing law and jurisdiction

These terms are governed by Spanish law.

Disputes are subject to the courts of Málaga, Spain, unless mandatory consumer-protection or jurisdiction rules give you the right to bring proceedings in another competent court. Nothing in these terms removes mandatory rights available to consumers in their country of residence.

13. Changes to these terms

We may update these terms when the services, law or business arrangements change. The current version and effective date will be published on the website. Material changes affecting an existing account or booking will be communicated where required.
